In March, Marquette Companies began pre-leasing at The Sylvan, our new build-to-rent (BTR) community in The Woodlands, Texas. This development, featuring 300 single-family homes, townhomes and apartments, not only represents a significant addition to our portfolio in the Houston metropolitan area, but it also brings much-needed housing, of a variety of types, to an area that is experiencing high demand.

The flexible, long-term rental options at The Sylvan offer the privacy and neighborhood feel of traditional homeownership. As Chris Yuko, our managing director of development, notes, “This community provides the opportunity for residents to enjoy many of the benefits of single-family living paired with the convenience of a rental, whether they choose a detached home, townhome or traditional apartment.”

The Sylvan’s unit mix reflects our commitment to catering to a broad range of residents, with 188 single-family homes and townhomes, each with an attached private garage, and 112 apartments, most of which also include private garages. This variety, including three- and four-bedroom single-family homes, one- to three-bedroom townhomes, and one- to three-bedroom apartments, strengthens our competitive position in the BTR market.

Thanks to our community-driven design approach, The Sylvan stands out from other BTR developments with a focus on retaining as much of the original topography of the land as possible, creating outdoor amenities no further than one block from every home and an overall more “established” feel to the neighborhood. Community amenities also include a clubhouse, swimming pool, fitness center, cold plunge and spa with infrared sauna.
